The rear of the house did not have enough depth to permit the set-backs the city wanted for a garage. We had no problem getting permitted to put a parking pad on the back, NE corner. The first stage was to clear out remnants of what was, and to ready the ground for putting in the retaining wall foundation.
The pad's south retaining wall will stand about 6' high. This required engineering and plan approval. The foundation to hold the retaining wall turned out to be a monsterous lump of concrete and steel. The engineer went the extra 10%, and then another 275% for good measure.
The retaining wall is being framed up now. When it has been poured there will be a 1-week waiting period before backfill and slab can be poured. More to come soon.
